General answers to common Australian home loan and finance questions. Your own position still needs an individual assessment.

Working with Bharat Finance

What does a mortgage broker do?

A mortgage broker assesses your goals and financial position, explains suitable lending pathways, compares options from the lenders available to them and helps manage the application. The lender—not the broker—makes the final credit decision.

Does Bharat Finance help clients across Australia?

Yes. Bharat Finance assists clients Australia-wide by phone, video and email. Meetings are available in English or Hindi.

Does using a broker cost me anything?

In many residential lending matters the lender pays the broker a commission. Some services or circumstances may involve a client fee. If a fee applies, it will be explained and disclosed before you proceed.

Which lenders can Bharat Finance compare?

Bharat Finance can consider lenders available through its accredited panel. This is not every lender in the market. The lenders and products assessed for your circumstances will be explained during the credit assistance process.

Preparing to buy

How much can I borrow?

Borrowing capacity depends on income, living expenses, existing debts, dependants, deposit, credit history, loan purpose and each lender’s policy. An online calculator is only an estimate; a lender-specific assessment is needed before making commitments.

How much deposit do I need?

The required deposit varies with the property, lender, loan-to-value ratio and any government support or mortgage insurance. You should also allow for stamp duty, legal costs, inspections and a financial buffer rather than treating the deposit as the only upfront cost.

What documents will I usually need?

Common documents include identification, income evidence, recent bank statements, details of assets and liabilities, and information about the property or contract. Self-employed and complex-income applicants may need additional financial records.

Should I seek pre-approval before making an offer?

Pre-approval can help clarify a likely budget, but it is conditional and is not a guarantee of final approval. The lender may still need to value the property, recheck your circumstances and assess the final application.

Loans, refinancing and investing

What is the difference between fixed and variable rates?

A fixed rate generally holds the interest rate for an agreed period but may limit flexibility or involve break costs. A variable rate can change and often provides more repayment or offset flexibility. The appropriate structure depends on your priorities and the product terms.

What is an offset account?

An offset is a transaction account linked to an eligible home loan. Its balance is generally used to reduce the loan balance on which interest is calculated. Features, fees and the percentage offset vary by product.

When can refinancing make sense?

A review may be useful when your rate, repayments, features, loan structure or goals have changed. Any potential benefit should be weighed against discharge fees, new loan costs, break costs, valuation outcomes and the effect of restarting or extending the loan term.

Can I use equity to buy another property?

Usable equity may contribute to a deposit or costs, but equity alone does not establish borrowing capacity. The lender will also assess income, expenses, existing commitments, the proposed loan and its policy requirements.

Privacy and next steps

Will an enquiry affect my credit score?

A general conversation or preliminary assessment does not itself require a credit application. If a credit enquiry may be made, you should be told and asked to provide the relevant authority before it occurs.

How does Bharat Finance handle my information?

Information is collected and used to respond to enquiries, assess and arrange credit assistance, meet legal obligations and administer the client relationship. The privacy policy explains the types of information involved, likely disclosures and your access and complaint rights.

How long does a home loan application take?

Timing varies with the lender, application complexity, valuation, document quality and market demand. Bharat Finance can explain the known steps and provide updates, but no approval or settlement timeframe can be guaranteed.

How do I get started?

Send an enquiry or book an introductory call. You can outline what you are trying to achieve without including bank account numbers, passwords or other highly sensitive information in the website form.

Information is general and does not take account of your objectives, financial situation or needs. Lending policies and eligibility can change.
